You almost cannot buy an old house in Beaumont.
Of everything on the market here at a given moment, the number of homes built before 1990 can usually be counted on one hand. Beaumont as it exists today was largely built in the last twenty years, and most of what changes hands is newer than that.
It is also one of the more expensive places to buy in the region, with a median that sits above most of the towns around it. Those two facts are connected, and together they define who buys here.
A French town that became a commuter town
Beaumont began as a French-Canadian farming settlement and kept that identity long after it stopped being rural. The heritage still shows in the street names, in the bilingual character of the town, and in the church that sits on the high ground at the centre of it.
What grew around that centre is something else entirely: a fast-expanding commuter community on Edmonton's southern edge, close to the airport and the industrial employment at Nisku, and popular with families who want new construction and a town that is not a suburb of anywhere.

Why it prices above its neighbours
Part of the premium is simply the age of the housing stock. A town where most of the inventory is recent will show a higher median than one with a large stock of older homes, before you account for anything else.
The rest is demand. Beaumont attracts buyers who compared it with south Edmonton and with the other towns nearby and chose it deliberately, usually for schools, for the newness, or for the sense of a distinct town rather than another set of subdivisions. That is a motivated buyer pool, and motivated buyers support prices.
The thing to watch is that a premium built partly on newness is a depreciating asset. A house that is new today is competing against newer ones in ten years. That is not a reason to avoid Beaumont. It is a reason to buy the location and the lot as carefully as you buy the finishes.
What buyers should know
If you want mature trees, a large lot and a house with some history, Beaumont almost certainly does not have one for you right now, and pretending otherwise wastes your time. Look at Leduc's older core or further into the county.
If you want new, and you want it in a town with its own centre rather than a subdivision on the city's edge, this is one of the strongest options in the region and the reason its prices sit where they do.
Drive the commute before you commit. It is a straightforward run for most of the day, and considerably less so at the hours you would actually be driving it.
What sellers should know
Your competition is other recent houses and, on the growing edges, builders with show homes. In that company, the deciding factors are the ones a new build cannot offer on possession day: finished landscaping, a fence, a deck, a completed basement.
Price is the other one. In a town where the buyer can compare a dozen similar homes in an evening, an ambitious list price does not open a negotiation. It removes you from the shortlist before anyone books a showing.
Working with Cameron
Cameron is based in Fort Saskatchewan, at the northern end of the region, and Beaumont sits at the southern end of it. He works it as part of the wider Capital Region and will be direct with you about that.
What he brings to a market of near-identical new homes is the pricing work, which is where the outcome is genuinely decided when the houses themselves are so alike.
If you are weighing a move here, the conversation starts with an honest number.
Common questions
What do homes in Beaumont cost right now?
There are 169 active listings in Beaumont right now, with a median asking price of $595,000 and asking prices ranging from $264,900 to $9,740,000. These are asking prices on active listings, not sale prices, which board rules keep off public websites. For any one home, comparables from its own pocket of the community say more than a figure for the whole area.
Can you buy an older home in Beaumont?
Rarely. Homes built before 1990 are close to absent from the Beaumont market at any given time, because most of the town was built in the last twenty years. If you want mature trees, a large lot and a house with some history, you are usually better served looking at Leduc's older core or further out into the county.
Why do Beaumont homes cost more than nearby towns?
Part of it is the housing stock: a town whose inventory is mostly recent shows a higher median before anything else is counted. The rest is demand from buyers who compared Beaumont with south Edmonton and chose it deliberately, usually for schools, newness or a distinct town centre. A premium built on newness fades as newer homes appear, so buy the location and lot carefully.
What should Beaumont sellers focus on?
Your competition is other recent houses and, on the growing edges, builders with show homes. The deciding factors are the ones a new build cannot offer on possession day: finished landscaping, a fence, a deck and a completed basement. Price matters just as much. When buyers can compare a dozen similar homes in an evening, an ambitious price removes you from the shortlist.
How long are homes in Beaumont taking to sell?
Listings in Beaumont have been on the market for an average of 38 days. That figure blends every type of property, so a condo, a family home and an acreage can each move at a very different pace. What shortens the wait is price: a home listed where its own comparables support it moves faster than one testing the top of its range.
What kinds of homes are for sale in Beaumont?
Right now the Beaumont listings include 132 houses, 17 duplexes, 13 townhouses and 6 vacant land parcels. The mix changes with every daily update of the feed, and it matters when you read the prices on this page: a median across houses, condos and land blends very different properties, so comparables should always come from the same type of home.
