Two things shape the Leduc market, and neither of them is Edmonton.
The first is the airport. Edmonton International, the industrial park at Nisku beside it, and the logistics and energy-services employment that clusters around both, sit directly on Leduc's doorstep. A large share of the people buying here work within a short drive of the house they are buying, which is unusual for a community this close to a major city.
The second is that almost everything for sale is new. Roughly two of every three active listings in Leduc were built in the last decade, and genuinely older housing stock is scarce enough to be a specialty search rather than an option.
What an employment base does to a market
When demand comes from people working nearby rather than commuting downtown, the local market stops tracking Edmonton's quite so closely. That can cut either way in a given year, and it is the reason comparables pulled from south Edmonton will mislead you here.
It also means that what is happening at the airport and in the industrial park matters to your house. Expansion out there shows up in local demand, and so does the opposite. If you are making a long-hold decision in Leduc, that is the thing worth paying attention to, more than any provincial average.

Everything is new, which changes the job
A market of recently built homes is a market of comparable homes, and comparable homes make pricing measurable. There is less room for a seller to argue their house is exceptional, because the buyer can see six others very like it.
It also means you are competing with builders, who are still putting up product on the edges of town. A resale house that is six years old goes up against a show home with current finishes, a warranty and an incentive package. That is a winnable fight, because a finished home comes with landscaping, a deck, a fence and window coverings that the new build does not, but only if the price acknowledges the comparison instead of pretending it away.
If you want an older home here
The established part of Leduc exists, but it is small relative to the newer city, and very little of it is on the market at any moment. Buyers who specifically want mature trees, a bigger lot and a house with some age to it should expect to wait, and should be ready when something surfaces.
Sellers who own one of those homes are in a better position than a town-wide average suggests. Scarcity is on your side, and your competition is not the subdivision on the edge of town.
What sellers should know
In a market this comparable, price is not a negotiating position. It is a filter. Set it above what the visible alternatives support and the effect is not a lower offer, it is no showings at all, because a buyer scrolling a list of near-identical houses simply picks the ones that are priced sensibly.
The separators that do work here are the finished ones: landscaping, a completed basement, and photography that makes the floor plan legible in the first three images.
Working with Cameron
Cameron works out of Fort Saskatchewan, which puts Leduc at the far end of his region, and he is upfront about that.
He also knows an employment-anchored market when he sees one, because he works in another. Fort Saskatchewan runs on the industrial payroll next door in much the same way Leduc runs on the airport, and the pricing lesson is the same in both: read the local demand, not the city average.
If you are weighing a move here, the conversation starts with an honest number.
Common questions
What do homes in Leduc cost right now?
There are 287 active listings in Leduc right now, with a median asking price of $495,000 and asking prices ranging from $114,900 to $1,194,000. These are asking prices on active listings, not sale prices, which board rules keep off public websites. For any one home, comparables from its own pocket of the community say more than a figure for the whole area.
What drives the Leduc housing market?
Two things, and neither of them is Edmonton. Edmonton International Airport, the Nisku industrial park beside it, and the logistics and energy-services work around both sit on Leduc's doorstep, so many buyers work close to home. And most of what is for sale is new, with genuinely older housing stock scarce enough to be a specialty search.
How do resale homes compete with new builds in Leduc?
A resale home a few years old goes up against a show home with current finishes, a warranty and an incentive package. It is a winnable fight, because a finished home comes with landscaping, a deck, a fence and window coverings that a new build does not. It only works if the price acknowledges that comparison instead of pretending it away.
Can you find an older home in Leduc?
Sometimes, but it takes patience. The established part of Leduc is small next to the newer city, and very little of it is listed at any moment. Buyers who want mature trees, a bigger lot and a house with some age should expect to wait and be ready to move. Owners of those homes are in a stronger position than the town-wide average suggests.
How long are homes in Leduc taking to sell?
Listings in Leduc have been on the market for an average of 31 days. That figure blends every type of property, so a condo, a family home and an acreage can each move at a very different pace. What shortens the wait is price: a home listed where its own comparables support it moves faster than one testing the top of its range.
What kinds of homes are for sale in Leduc?
Right now the Leduc listings include 217 houses, 40 duplexes, 15 townhouses and 10 apartments. The mix changes with every daily update of the feed, and it matters when you read the prices on this page: a median across houses, condos and land blends very different properties, so comparables should always come from the same type of home.
