Morinville is the town people find when they want St. Albert's commute without St. Albert's prices.
It sits on Highway 2 immediately north of St. Albert, which puts most of Edmonton's north side within half an hour and the industrial work east of here within about the same. The homes cost less than they do one town south. That trade, a few more minutes of highway for a lower number on the listing, is why most buyers end up looking here.
A French Catholic settlement that kept its centre
The town was founded in 1891, when Father Jean-Baptiste Morin brought French-speaking Catholic families onto the land north of the Sturgeon River. The town carries his name, and St. Jean Baptiste Church still stands at the middle of it as a designated provincial historic site.
That history is not decoration. It is why Morinville has a real town centre rather than a highway strip, and why the older housing sits close in around the church and the main street while the newer subdivisions ring the edges.

What is actually for sale here
Two thirds of what is listed at any given time is a single detached house. The rest is mostly duplexes and townhouses, with a small number of apartment units. If you want a condo with an elevator and underground parking, this is not the market for it.
The housing stock is younger than the town's age suggests. The middle of the market was built in the last fifteen to twenty years, in the subdivisions that went up on the north and east edges, and a buyer looking for something recent will find more of it here than the founding date implies. Century-old houses do come up near the centre, and they are a different purchase entirely.
Buying in Morinville
The comparison that matters is not Morinville against Edmonton. It is Morinville against St. Albert, Sturgeon County and Fort Saskatchewan, because those are the places the same buyer is usually weighing.
Against St. Albert, you are trading a shorter commute for a lower price and a smaller set of amenities. Against an acreage in Sturgeon County, you are trading land and a well for town water, a school within walking distance and a lot you can maintain in an afternoon. Against Fort Saskatchewan, it is largely a question of which side of the industrial area you work on.
Fifty or so active listings is enough to have choice and not enough to wait indefinitely for a unicorn. Homes here sit long enough that a buyer has time to think, and not so long that a good one is still available next month.
Selling in Morinville
Your buyer is almost always someone who has already looked at St. Albert and done the arithmetic. That tells you what the listing has to do.
It has to show the thing that justifies the drive: the size of the lot, the age of the house, the garage, the finished basement, whatever your money bought here that it would not have bought a few minutes south. Photography and preparation carry more weight in that comparison than they do in a market where the buyer has already decided on the town.
Pricing is the other half. A Morinville house priced as though it were in St. Albert removes the only reason the buyer was looking here, and the market is small enough that everyone shopping the town sees every listing on it.
Working with Cameron
Morinville is about a half-hour drive from Cameron's home market, and he works it the same way he works Fort Saskatchewan: pricing from real comparable listings, preparing the house properly before it goes up, and being straight about what the market will bear.
If you are weighing Morinville against the towns around it, that conversation is worth having before you list or make an offer.
Common questions
What do homes in Morinville cost right now?
There are 46 active listings in Morinville right now, with a median asking price of $459,900 and asking prices ranging from $99,900 to $739,900. These are asking prices on active listings, not sale prices, which board rules keep off public websites. For any one home, comparables from its own pocket of the community say more than a figure for the whole area.
Why do buyers choose Morinville over St. Albert?
Price. Morinville sits on Highway 2 immediately north of St. Albert, so most of Edmonton's north side is within half an hour, and homes cost less than they do one town south. The trade is a few more minutes of highway for a lower number on the listing, against a smaller set of amenities. That comparison is what most Morinville buyers are actually making.
Are there condos and townhouses in Morinville?
About two thirds of the active listings are single detached houses. The rest is mostly duplexes and townhouses, with a small number of apartment units, so a condo with an elevator and underground parking is not what this market offers. The middle of the market was built in the last fifteen to twenty years, in the subdivisions on the north and east edges, though century-old houses do come up near the town centre.
How should a Morinville home be priced?
Against Morinville, not against St. Albert. Your buyer has almost always looked at St. Albert first and done the arithmetic, so a house priced as though it were there removes the only reason they were looking here. The town is small enough that everyone shopping it sees every listing, which is why the listing has to show what the money bought: the lot, the age, the garage, the finished basement.
How long are homes in Morinville taking to sell?
Listings in Morinville have been on the market for an average of 40 days. That figure blends every type of property, so a condo, a family home and an acreage can each move at a very different pace. What shortens the wait is price: a home listed where its own comparables support it moves faster than one testing the top of its range.
What kinds of homes are for sale in Morinville?
Right now the Morinville listings include 35 houses, 6 duplexes, 3 townhouses and 2 apartments. The mix changes with every daily update of the feed, and it matters when you read the prices on this page: a median across houses, condos and land blends very different properties, so comparables should always come from the same type of home.
